An EICR (Electrical Installation Condition Report) checks the wiring in your home against the current UK safety standard and flags anything that needs attention.

If you're buying, selling, or just haven't had your wiring checked in a while, it's the clearest way to know where you stand.

We're NICEIC-approved, cover Bexleyheath, Greenwich, Bromley and the surrounding areas, and there's no call-out fee — the price we quote is the price you pay.

What Is an EICR?

An EICR is a formal inspection of your home's electrical installation which includes the wiring, consumer unit, sockets, and fixed electrical parts. The inspection is carried out by a qualified electrician. It doesn't cover appliances (that's PAT testing); instead it covers the electrical system itself. At the end, you get a written report with a pass/fail outcome and, if anything's wrong, a classification of how serious it is.

Do You Need One as a Homeowner?

There's no legal requirement for homeowners to have an EICR, but it's worth getting one if:

  • You're buying a property and want to know what you're taking on
  • You're selling and want to head off issues before a buyer's survey flags them
  • Your home is over 10 years old and has never been tested
  • You've noticed warning signs — flickering lights, warm sockets, breakers tripping for no clear reason

What Happens During an Inspection

  1. 1
We check the consumer unit and confirm it has proper RCD protection
  2. 2
We test sockets, switches, and fixed wiring throughout the property
  3. 3
We check earthing and bonding are correct
  4. 4
We identify any damage, wear, or non-compliant work from previous installations
  5. 5
You get a written report with clear findings, no jargon, no scare tactics

If anything's flagged, it'll carry one of these codes:

  • C1 — Danger present. Immediate risk to safety. This needs fixing straight away.
  • C2 — Potentially dangerous. Not an immediate emergency, but it needs addressing without delay.
  • C3 — Improvement recommended. Not dangerous, but not up to current best practice. Worth doing, not urgent.
  • FI — Further investigation required. Something needs a closer look before it can be classified.

Most homes turn up at least a C3 or two — old buildings weren't wired to today's standard. It doesn't mean your house is unsafe; it means there's a list of sensible improvements.

How Much Does an EICR Cost?

For UK homeowners, an EICR typically runs somewhere between £100 and £300. The exact price depends on a few things: the size of your property, the number of circuits being tested, and how easy the wiring is to access.

A one-bedroom flat with a modern consumer unit will sit at the lower end; a larger, older house with harder-to-reach wiring will push toward the upper end.

When you're comparing quotes, be wary of anyone pricing well below this range. A thorough inspection takes time, and there's no shortcut around that. A rushed job often means something's been missed. We keep our pricing transparent and will always give you a clear figure upfront based on your property, so there are no surprises once the work's done.

Frequently Asked Questions

What's the difference between an EICR and PAT testing?

An EICR checks the fixed wiring and electrical installation in your property. PAT testing checks individual portable appliances, kettles, lamps, and similar. They're separate checks covering different things.

Is an EICR a legal requirement for homeowners?

No. It's a legal requirement for landlords, but not for homeowners. Many homeowners choose to get one anyway for peace of mind, especially around buying, selling, or older wiring.

What happens if my report comes back with a C1 or C2?

A C1 means immediate danger and should be fixed right away. A C2 needs addressing without delay but isn't an emergency. We'll always explain what's found and quote for any remedial work upfront.

Can I sell my house without an EICR?

Yes, it's not a legal requirement to sell. That said, many buyers or their solicitors ask for one, and having it ready can speed up the process and reassure buyers.

How long does the inspection take?

For an average 3-bedroom home, expect around 2–3 hours, depending on the size and age of the property.
